Auspicious timing guide
Property Purchase Muhurat (also called Bhoomi Puja Muhurta for land acquisition or Griha Pravesh Muhurta for moving in) is the auspicious time for completing a property transaction or taking physical possession of a new property. This is distinct from Griha Pravesh (entry into the home) which has its own set of criteria. The purchase muhurta focuses on the signing of the deed or the physical exchange of the property.

With Jupiter exalted in Cancer (May 2026 – May 2027), the 4th house themes of home and property are especially blessed for property purchases during this period. Fixed nakshatras (Rohini, Uttara Phalguni, Uttara Bhadrapada) on Wednesdays, Thursdays, or Fridays, during the shukla paksha (waxing Moon), avoiding Rahu Kaal, are the most auspicious conditions.
Bhoomi Puja (earth worship) is traditionally performed before beginning construction on land — honouring the earth element before disturbing the soil. For property purchase itself, the emphasis is on the muhurta for signing the deed. Both are recommended: auspicious muhurta for the legal transaction and Bhoomi Puja before groundbreaking.
Saturday (Shanivar), ruled by Saturn, is generally not recommended for property purchase muhurta. Saturn governs delays, obstacles, and the 'heavy' energy that does not suit the initiation of new purchases. However, if the nakshatra is auspicious and Rahu Kaal is avoided, a knowledgeable astrologer may find acceptable Saturday windows.
